先前由 GRANFLO 转名为 NCT 的这家房地产公司很不幸的在私下配售的期间面临 MCO 3.0,导致公司的股价也被压了不少;不过有持股能力并且有申请私下配售的,现在应该有获利了。

 

那废话不说,我们再直接看看公司在该季度中的业绩表现:

 

在该季度(“FY 2021 Q2”)中,我们可以看到 NCT 的营业额无论是按年、还是按季都有着非常明显的增长;而这主要是 NCT 的房地产开发(“Property Development”)业务所带来的营业额,至于过去 NCT 的数码业务(“Other Operations”)已在过去的一个财政年脱售,在该季度中并无贡献任何的营业额。

 

不过,NCT 的数码业务在该季度中却有员工和其他行政的开销需要支付,多少影响了公司在该季度中的利润。

 

回顾公司在上个季度(“FY 2021 Q1”)中,NCT 的旗下只有 Mahkota @ Kampar 和 Acacia Residences @ Sepang 在手中,并且两者的工程都已经接近尾声;而公司在近期内完成的 Grand Ion Majestic 和 Grand Ion Delemen(“Grand Ion 项目”)的收购则是公司在该季度内业绩大幅度改善的主要原因。

 

对于第一次接触 NCT 的读者,Grand Ion 项目是位于云顶的混合型产业项目(“Mixed Development”),其收购价格共合 RM 422.9 Million,公司是通过私下配售的资金、将 Grand Ion 项目的负债也纳入公司内扣除购买价格、以及发行 RCULS 来完成的。

 

在该季度中,公司的净利率也大幅度的提高到了 19.25%,而这也主要是 Grand Ion 项目的高利率所导致的。

 

以现金流的角度来看,NCT 在该季度的净经营现金流为 RM 33.0 Million,对比 FY 2021 Q1 和 FY 2020 Q2 的 RM 2.4 Million 和负 RM 6.1 Million 已有非常大的改善。

 

但是需要留意的是,公司已从接近净现金的状态 – 在上个季度中净负债为 RM 1.0 Million 左右在加入新的债务后,目前公司有背负着 RM 148.0 Million 的负债。

 

公司在该季度中也并无派发任何的利息,不过以个人对于该公司的了解,在植入了 Grand Ion 的项目后,未来随着盈利持续提高公司理应会开始派发股息;值得一提的是,该项目预计在未来 3 年会给公司带来 RM 250.0 Million 的毛利(扣除该季度的 RM 20.6 Million 后大约还有 RM 229.4 Million)。

 

随着云顶逐步重开和建筑工程能够恢复之下,暂时来看 NCT 在下个季度的业绩理应会更好,但是投资者要担心的就是 RCULS 潜在的股权稀释。

 

目前来看,公司在完成了私下配售后共有 750,823,762 股流通股;但是不要忘记 RCULS 还有 375.0 Million(Tranche 1,已经发行)和潜在的 242.8 Million 的 RCULS(Tranche 2 – Tranche 4,还未发行,将会根据 Grand Ion 项目的建筑进程来发行)股权的稀释。

 

也就是说,在完全稀释的效果之下公司的最大稀释总股数将会是 1,287,613,762 股(公司在 7 月份曾经将 81.0 Million 的 RCPS 转成母股,成本为 RM 0.320),其潜在最大的稀释的 EPS 将会是 0.736 左右。

 

如果是将该 EPS 平均化来看的话,公司以 RM 0.555 的估值来说 P/E 大约在 18 ~ 19 倍左右,考虑到 NCT 未来的业绩还有望上升来看,个人觉得 NCT 还是有些看头的。

 

不过,这是根据个人非常粗略的计算,平均来说物业股都是 ~ 10 倍左右的 P/E 估值,NCT 是否值得就要看个人的观点,我们不能提供任何买卖的建议。

高裕轩集团次季转亏为盈

(吉隆坡7日讯)由于营业额增加,高裕轩集团(NCT,0056,主要版科技)截至今年6月底次季转亏为盈,录得净利947万9000令吉,相比上财年同期净亏41万7000令吉。

 

该公司向马证交所报备,由于在今年6月完成玖霄明阁(Grand Ion Delemen)和玖霄明轩(Grand Ion Majestic)项目的收购,使得营业额大幅增加,按年涨160.8%至4923万3000令吉。

 

纵观今年上半年表现,高裕轩集团成功取得净利955万7000令吉,相比上财年净亏37万1000令吉;营业额则按年场53%至6470万9000令吉。

 

高裕轩集团 主席兼董事经理拿督斯里叶银财在文告说,公司的发展势头得益与扩展房地产领域的战略计划。

 

展望未来,他说,随着云顶高原活动恢复及户外新主题乐园开放,公司两个项目预计将产生可持续性的收入和现金流,为未来几年的正面前景做出贡献。

 

“ 近期疫苗接种率令人鼓舞,由于我国疫苗接种率继续提高,以及国家朝着实现群体免疫的方向迈进,我们对前景仍保持乐观。”

 

他说,高裕轩集团将充分利用房产业的机会,推动公司的长期可持续发展。

高裕轩集团次季转亏为盈 净赚948万

(吉隆坡7日讯)高裕轩集团(NCT,0056,主板科技股)2021财政年次季(截至6月30日止)转亏为盈,净赚948万令吉,去年同期净亏42万令吉;营业额则按年暴涨161%,至4923万令吉,去年同期为1888万令吉。

 

首6个月累积净赚956万令吉,去年同期净亏37万令吉;营业额也从去年同期的4231万令吉,按年上涨53%,至6471万令吉。

The Social Security Organisation (Socso) has emerged as one of Berjaya Food Bhd's (BFood's) major shareholders for the first time after an off-market deal, which raised the agency's stake in the company to 5.03%. Socso acquired 16 million BFood shares on Sept 2 via married and direct deals, raising its shares in the company to 18 million. 

 

The Employees Provident Fund (EPF) has awarded a build and migrate-based data centre cabling project in Sungai Buloh to Mesiniaga Bhd, according to EPF’s latest tender results. The project awarded to Mesiniaga is among EPF’s latest tender results for July, indicated on the pension fund’s website.

 

Kelington Group Bhd’s wholly-owned subsidiary Kelington Eengineering (S) Pte Ltd has clinched a new ultra high purity (UHP) contract to undertake the bulk gas

system distribution works for a semiconductor manufacturer’s new fabrication plant in Singapore. The group said the contract, worth RM49 million, was secured

from “a global leader in engineering and project management of high-technology facilities'', but did not name the client.

 

NCT Alliance Bhd’s (formerly known as Grand-Flo Bhd) posted a net profit of RM9.48 million for the second quarter ended June 30, 2021, compared with a net loss of RM417.000 a year earlier, on the back of a higher revenue of RM49.2 million versus RM18.88 million previously. Executive chairman and group managing director Datuk Seri Yap Ngan Choy said the company's momentum was underpinned by its strategic plans to expand in the property sector as a leading developer. He added that the improved performance was primarily driven by the newly-acquired Grand Ion Majestic and Grand Ion Delemen projects, with the acquisitions completed in June.

 

Malayan Banking Bhd's (Maybank) foreign shareholding rebounded to 16.28% as at Aug 27, after foreign investors appeared to have accumulated more Maybank shares in the two weeks since Aug 13, according to the latest updates on Maybank’s website. 

 

Bintai Kinden Corp Bhd has via its unit Bintai Healthcare Sdn Bhd, inked a deal with NGT Solutions (M) Sdn Bhd (NGTS) to jointly distribute Sinopharm's Covid-19 vaccine to the private sector in Malaysia. The mechanical and electrical engineering services provider, which ventured into the distribution of Covid-19 vaccine in August 2020, said it entered into a business collaboration agreement with NGTS, with the aim of achieving a sales forecast of vaccination for 5,000 persons in the first three months, once the vaccine is made available to the private sector.

 

Malaysia Airports Holdings Bhd (MAHB) aims to draw at least half of its more-than-300 retailers onto its e-commerce platform shopMYairports in the next three years. According to MAHB senior general manager of commercial services Hani Ezra Hussin, the platform currently has less than 10 big partners that carry all kinds of products from chocolates to perfumes.

 

Telekom Malaysia Bhd (TM) is partnering with India’s Tata Communications Ltd to provide IP transit services in the ASEAN region. TM said they will offer stable, high-speed and reliable connectivity in the region and open access to global enterprises.

 

RGT Bhd has announced that it has entered into an agreement to acquire a 70% equity stake in Top Degree (M) Sdn Bhd for RM14 million. 

 

Tenaga Nasional Bhd (TNB), through its wholly-owned subsidiary TNB Power Generation Sdn Bhd (TNB Genco), has received a letter of notification from the Ministry of Energy and Natural Resources to develop a hydroelectric power plant with a capacity of 300MW at Gua Musang, Kelantan. The construction works of the project are estimated to take five years and will be completed by June 1, 2027. 

 

UWC Bhd wraps up its financial year ended July 31, 2021 with a 4.83% increase in its fourth quarter net profit to RM19.55 million, from RM18.65 million in the same quarter a year ago, with full year net profit up 58.47% to RM91.54 million. The semiconductor test equipment maker said the quarterly earnings growth was mainly due to developments in both the semiconductor industry and life science industry, which contributed to 66% and 26% of its total revenue respectively. 

 

JAKS Resources Bhd posted a 13-fold increase in its net profit to RM28.81 million for the second quarter ended June 30, 2021, from RM2.17 million a year ago, supported by its RM37.5 million share of profit from its 30%-owned power plant joint venture in Vietnam. Revenue fell 44.55% to RM41.59 million, from RM75 million in the same quarter last year, due to the lower revenue recognised from the construction division. This, the group said, was due to lower revenue recognised of RM28.3 million from the Vietnam engineering, procurement and construction works, compared with RM64.7 million previously.

TNB Genco develops hydropower plant in Kelantan

The wholly owned subsidiary of TENAGA Nasional Bhd (TNB), TNB Power Generation Sdn Bhd (TNB Genco), had received a notification letter from the Ministry of Energy and Natural Resources to develop a 300 megawatt hydropower plant in Kelantan. In a filing with Bursa Malaysia, TNB announced that the notification letter from TNB requires Genco to meet certain requirements prior to executing the project. According to government requirements, TNB Genco has established a wholly owned project company called TNBPG Hydro Nenggiri Sdn Bhd to carry out the project. Construction on the project is expected to take five years and the planned commercial operational date is June 1, 2027. – Bernama

 

Microlink intends to raise RM 58 million through private placement

MICROLINK Solutions Bhd is expected to generate gross proceeds of up to RM 58.22 million through a proposed private placement of up to 10% of the company’s total issued shares. The proceeds would be used for his working capital and future working capital. It added that the proposed private option allows the company to raise funds based on market conditions. The company will obtain the approval of the shareholders at the upcoming annual general meeting on September 29th. – Bernama

 

UWC posted a profit of RM 19 million in the fourth quarter of 21

UWC Bhd posted a net profit of 19.55 million RM in the fourth quarter of 2021 (4th quarter of 21), which ended on July 31, 2021, compared to 18.65 million RM in the same quarter of the previous year. Sales also rose to 63.94 million RM compared to 61.41 million RM in the previous year due to his involvement in the life science and medical technology sectors and the ongoing global demand from the semiconductor industry. In a filing with Bursa Malaysia, the company was optimistic about the coming quarters, driven by increasing inquiries from its existing and potential customers and the expected growth of the semiconductor market of 25.1% in 2021.

 

NCT Alliance posts net income of RM9.5 million for 2Q21

NCT Alliance Bhd (formerly known as Grand-Flo Bhd) posted net income of RM 9.5 million for the second quarter ended June 30, 2021 (Q2 21), compared with a deficit of RM 400,000 for the corresponding quarter of the previous year. This was achieved due to higher sales of RM49.2 million, which increased by 161% compared to RM18.9 million in the same quarter of the previous year. For the first half of the fiscal year, the group posted a higher net profit of RM 9.6 million, which already 70% of the net profit of 5.6 million improved revenues of RM64.7 million.

NCT Alliance mencatatkan keuntungan bersih RM9.48 juta untuk suku kedua yang berakhir pada 30 Jun 2021, berbanding kerugian bersih RM417.000 tahun sebelumnya, berikutan pendapatan yang lebih tinggi sebanyak RM49.2 juta berbanding RM18.88 juta sebelumnya.

 

Bintai Kinden melalui unitnya Bintai Healthcare Sdn Bhd, menandatangani perjanjian dengan NGT Solutions (M) Sdn Bhd (NGTS) untuk bersama-sama mengedarkan vaksin Sinopharm Covid-19 kepada sektor swasta di Malaysia.

Earlier, European stocks declined ahead of the European Central Bank meeting on Thursday.

 

“Following last week's profit taking, the FBM KLCI could consolidate below the resistance of 1,600 points,” JF Apex said.

New facilities important and a necessity for state government to support current infrastructure, says Datuk Seri Sulaiman Md Ali

 

MELAKA – The construction of a Malaysian Armed Forces field hospital at Jasin Hospital – which had been shelved previously – will take place at Melaka Hospital soon.

 

Melaka Chief Minister Datuk Seri Sulaiman Md Ali said the hospital would be built at the parking lot in front of the main lobby of Melaka Hospital with 100 beds to accommodate Covid-19 patients.

 

“The construction of the military field hospital is important and a necessity for the state government to support the health facilities that have become more critical following the rise in Covid-19 cases of late.

 

“Currently, we are waiting for the military facilities and assets to be transferred from Labuan to Melaka as soon as possible,” he told reporters after launching the Vax and Win campaign at Seri Negeri here today.

 

Yesterday, Health Minister Datuk Seri Dr Adham Baba announced in the Dewan Rakyat that the field hospital in Labuan would be closed and another would be opened in Melaka to cater to the rising number of cases.

 

Sulaiman said the field hospital would use electricity supplied from the Al-Azim Mosque to ensure uninterrupted services and the comfort of patients.

 

Meanwhile, he said the state government was considering opening a Covid-19 Assessment Centre at Hang Jebat Stadium here, but various aspects needed to be studied first – including the number of health personnel, volunteers, and costs – before a decision could be made.

 

He also said that until July 26, 271,152 Melaka residents or 46.4% had received the first Covid-19 vaccination shot while 147,293 people or 25.2% had completed both shots.

 

He added that 106 vaccination centres had been opened so far to help speed up the vaccination exercise in the state, with a target of 14,660 vaccinations daily.

 

Sulaiman had earlier said that the Vax and Win campaign, organised by NCT Alliance Berhad, using the ION app by NCT and held for eight months beginning August 1, aimed to encourage more Malaysians – especially those in Melaka – to sign up for vaccination.

 

Under the campaign, Malaysians aged 18 and above who have received both vaccine shots stand the chance to own a dream home and monthly prizes worth up to RM1 million.

“Ia terbuka kepada seluruh warga negara Malaysia berumur 18 tahun ke atas yang telah melengkapkan dua dos suntikan sama ada sebelum atau selepas tempoh kempen dilancarkan,” katanya.

 

Beliau berkata demikian ketika melancarkan kempen anjuran NCT Alliance Berhad itu di Bilik Mesyuarat Tun Perak MMKN di Kompleks Seri Negeri di sini.

 

Hadir sama, Pengerusi Jawatankuasa Kesihatan dan Antidadah negeri, Datuk Rahmad Mariman dan Pengerusi Jawatankuasa Pelancongan, Warisan dan Kebudayaan negeri, Datuk Muhammad Jailani Khamis.

 

Turut hadir, Pengerusi Eksekutif dan Pengarah Kumpulan NCT Alliance, Datuk Seri Yap Ngan Choy.

 

Mengulas lanjut, Sulaiman berkata, pemenang hadiah utama itu akan diumumkan menerusi emel atau panggilan telefon pada April 2022 manakala pemenang hadiah bulanan diumumkan di laman sosial NCT.

 

Jelasnya, NCT Alliance menawarkan hadiah utama seunit hartanah bernilai RM423,800 di Ion Forte Green City di Ayer Keroh, bagi sejuta penyertaan pertama.

 

Katanya, manakala bagi penyertaan ke dua juta pula merupakan seunit hartanah Grand Ion Majestic di Genting Highlands, Pahang bernilai RM570,000.

 

“Secara tidak langsung, kempen itu dapat menggalakkan rakyat khususnya Melaka mendaftar program vaksinasi.

 

“Di samping diberikan vaksin, mereka boleh mendapat hadiah yang menarik,” katanya.
